🐜 Why Get a Termite Inspection?
1. Termite Damage Can Be Expensive
• Termites cause over $5 billion in damage annually in the U.S.
• Repairs often aren’t covered by homeowners insurance.
• Structural damage can be hidden behind walls, floors, or foundations—and cost thousands to fix.
2. They Might Already Be There
• Homes can have active infestations with no visible signs.
• A professional termite inspection looks for:
• Active termites
• Mud tubes
• Wood damage
• Conditions that invite infestations (like moisture or wood-to-soil contact)
3. Peace of Mind + Negotiation Power
• If termites are found, you can:
• Ask the seller to treat the infestation
• Request repairs for any damage
• Renegotiate the price or back out before closing
4. Protects Your Long-Term Investment
• Even if no termites are found, the inspector may recommend a preventative treatment or annual monitoring.
• This protects your home and helps you avoid surprise damage years down the road.
🔎 When to Get One:
• During the inspection or due diligence period—before you finalize the purchase.
• Some lenders (especially VA loans) require a clear termite report.

💩 Why Get a Sewer Scope Inspection?
1. Hidden, Expensive Problems
• Sewer lines are underground—out of sight, out of mind.
• But if there’s a break, root intrusion, sag (belly), or blockage, you won’t know until it backs up… into the home.
• Repairs can cost $3,000 to $20,000+, depending on depth and location.
2. Old Pipes = High Risk
• Homes built before the 1980s often have cast iron or clay pipes that can crack, corrode, or collapse.
• Even newer homes can have issues from poor installation or nearby tree roots.
3. Insurance Usually Won’t Cover It
• Most homeowner insurance policies don’t cover pre-existing sewer problems or gradual damage.
• A inspection now can save thousands in repairs later.
4. Negotiation Power
• If issues are found, you can negotiate repairs or request a credit from the seller
5. Peace of Mind
• Even if everything looks good, you’ll have documentation and confidence that the system is working properly.
🏠 Best Time to Get One
• During your due diligence or inspection period, alongside your general home inspection.
🚫 Common Issues Found:
• Tree root intrusion
• Cracked or collapsed pipes
• Grease buildup or blockages
• Offset pipe joints
• Improper materials

☢️ Why Get Radon Testing?
1. Radon Is a Leading Cause of Lung Cancer
• Radon is the #2 cause of lung cancer in the U.S. (after smoking), according to the EPA.
• Long-term exposure to high radon levels significantly increases your risk—even in non-smokers.
2. You Can’t See or Smell It
• Radon is a colorless, odorless radioactive gas that seeps into homes from the ground.
• The only way to know if it’s there is through testing.
3. Georgia Has High-Risk Zones
• Much of Georgia, including areas around Decatur and Atlanta, are in moderate to high radon zones.
• Any home, regardless of age or style, can have high levels—even homes next door to each other can vary widely.
4. Testing Is Easy and Inexpensive
• It can be done during your regular home inspection and only takes 48 hours.
• If elevated levels are found (above 4.0 pCi/L), a radon mitigation system can usually be installed for a fee by a radon mitigation company.
5. Negotiation Power
• If the home tests high, you can request the seller install a mitigation system or negotiate a credit toward it

🏊♀️ Why Get a Pool & Spa Inspection?
1. They’re Expensive to Repair
• Pools can have hidden issues that cost thousands to fix:
• Cracks in the shell
• Leaks
• Pump or heater failure
• Electrical problems
• Damaged plumbing or filters
• A simple inspection can help you avoid surprise costs after closing.
2. Safety Is a Big Deal
• Inspections check for up-to-code safety features, including:
• Fencing & gates
• Alarms
• Anti-entrapment drain covers (per federal law)
• Especially important if you have kids or plan to rent the property.
3. Equipment Doesn’t Last Forever
• Pumps, heaters, salt systems, and filters all wear out over time.
• An inspection can tell you:
• How old the equipment is
• If it’s working correctly
• If it will likely need replacement soon
4. Hidden Leaks Can Drain Your Budget
• A small leak can lead to sky-high water bills, structural damage, or sinkholes.
• Leak detection is part of a thorough pool inspection—and not something you’ll notice in a quick walkthrough.
5. Negotiation Power
• If issues are found, you can ask the seller to make repairs or request a price reduction or credit
