Your home is one of the biggest and most important investments you’ll ever make.  The home inspection report is not an appraisal of value but represents the condition of the property at the time of the inspection.  You are not hiring us to talk you out of buying a home, rather you’re hiring us so that you can plan for current or future repairs and to negotiate the best deal on the home that you love.  The report can be extremely valuable for your final negotiations, personal understanding of your home, and as a tool for future maintenance.

We understand the comfort and experience level of buyers who purchase resale, investment or new construction properties.  Our home inspections are always an educational experience so the information is packaged to suit the clients background and needs. Our buyers range from first time home buyers to clients that have owned many homes. Some may be buying the property sight unseen and are relying on our inspector’s expertise and observations to convey the condition of the home. When the client is not present, we can promise you that you’ll still receive a complete and thorough inspection report as if you were there. 

Being present during the inspection is not mandatory, but is highly suggested.  If you make yourself available to shadow the inspector, you will be able to understand the information presented in the sections of the computer generated report.  You’ll also be able to have a majority of your questions or concerns answered immediately during the inspection.

Yes! A brand new product isn’t exempt from possible defects, neither is a new home. New homes can be prone to occasional, or not-so-occasional, errors and oversights.

Even when the builder warrants the work for a year, such guaranties are of no benefit unless serious defects are discovered. A faulty wiring condition might not be revealed until it damages your computer or causes a fire. Other defects might only be discovered when you finally resell the property, and the buyer decides to hire a home inspector.

Home Sellers

Having a pre-listing inspection done before you list your property with a real estate professional could put you at ease.  You’ll know the condition of your home and will be able to make any major repairs before being blindsided by a buyer’s home inspection report.
