We’re excited to help you through this important step in your home journey! Please review the following details so you know exactly what to expect:

📏 Pricing Details
Our pricing is based on the age and total square footage of the home, including the basement (if applicable), and may change without notice as we confirm details with tax records.
    •    Homes located more than 50 miles from our office may incur a trip charge.
    •    Additional structures such as detached garages, sheds or ADUs can be inspected for an additional fee.
    •    Ancillary services (sewer scope, radon testing, pool & spa, termite inspections, etc.) are available at an additional cost. Feel free to add on to your residential booking. These additional services are explained in detail on our homepage.
    •    We accept all major credit cards and debit cards.

⏰ Inspection Time Slots
While we’d love for everyone to attend in person, we aren’t able to accommodate that due to our tight schedule helping many families.
Here’s how it works:
    •    The time you select is an estimate, and your confirmed inspection time may change based on location, drive time, home size, and property type.
    •    For early morning inspections (8:00 AM or earlier), we begin with an exterior inspection for the first 45–60 minutes.
    •    Your inspector can give you a call after the inspection to go over the key findings as we’d only pull you at the end of the inspection if you attended in person anyway. Get back your time.

📧 Scheduling Questions, Cancellations & Reinspections
If you need help with scheduling, cancellations, new construction paperwork, or a reinspection, please email Shellena at info@qualityspecinspection.com — she’ll respond quickly!
When booking:
    •    Be sure to complete all required fields (marked with a red asterisk).
    •    Include basement square footage in the total.
    •    Do not use commas when entering square footage.
    •    Add your agent and the listing agent’s contact info.
Please note: Your booking is a request — Shellena will confirm everything and send payment details to the buyer(s) by email and text. For new construction, credentials are included in your confirmation email.

We’re proud to have a strong, growing team! All of our inspectors are trained to follow the same high standards and procedures set by our owner, Craig Hazard.
    •    While we can’t guarantee requests for a specific inspector, you’ll always receive top-quality service and consistent results.
    •    Your assigned inspector may change without notice — but rest assured, you’re in great hands.  You won’t be able to tell the difference in whichever inspector performs your inspection(s) – our processes are all the same!
