Pricing, Availability & Booking Information*
To see current pricing and availability, please start a booking request below. Our pricing is based on the age and total square footage of the home, including the basement (if applicable), and may be adjusted as we confirm details with tax records.
Please note:
• Homes located more than 50 miles from our office may incur a trip fee.
• Additional structures such as detached garages, sheds, or ADUs can be inspected for an extra fee.
• Ancillary services — including sewer scope, radon, mold (air & surface), pool & spa, and termite inspections — are available at an additional cost. You can easily add these to your residential booking. More details about each service are available on our homepage. Add $50 to each ancillary service if it’s a standalone service performed with a general home inspection.
• We accept all major credit and debit cards.
Attendance & Inspection Timing
While we’d love for every client to attend in person, our schedule is designed to support many families each day, so in-person attendance isn’t always possible.
Here’s what to expect:
• The time you select is an estimate. Your confirmed inspection time may change depending on location, drive time, home size, and property type.
• For early morning inspections (8:00 AM or earlier), we start with the exterior inspection, which typically takes 45–60 minutes.
• After the inspection, your inspector can call you to review key findings. This allows you to get all the important information without taking extra time away from your day.
This process helps us maximize efficiency while still giving you the thorough, detailed inspection and follow-up you expect.

Tips for a Smooth Booking:
• Fill out all required fields (look for the red asterisk).
• Include the basement square footage in your total.
• Skip commas when entering square footage.
• Don’t forget to add the buyer’s agent and seller’s agent contact info.
A few things to know:
• Your booking is a request, not a confirmation. Shellena will confirm your inspection and send a link to payment details by email and text.
• For new construction, credentials will be submitted with the email confirmation and any extra instructions will be included in your confirmation email.
